USDA are probably the least common, especially in near cities because, well, they're only available in rural areas.

"WHAT'S THE CATCH?"

With VA it's the VA Funding Fee which is an up front charge that get's more pricey each time you get a VA loan. There are a few other details that can come up, but that's the big one. What you get in return are low interest rates, and the ability to do 100% financing on purchase and refinance mortgages.

With FHA it's the Mortgage Insurance (MI) which is both an upfront charge (added to your loan) and a monthly charge. It's definitely annoying, but really it is just another financing charge, like the interest rate. What you get in return are low interest rates, and the ability to put down 3.5% (and we can actually help you do $0-Down Payment!).

With USDA it's the "rural area" geographic requirement, and income limitations based on the area average. What you get in return are low interest rates, and the ability to do 100% financing on purchase mortgages.
